ORERA Agent Registration Process – Step by Step Guide

The Odisha Real Estate Regulatory Authority (ORERA) has introduced an online system (ORERA 2.0) to make agent registration simple, transparent, and paperless.
This guide explains the complete process for real estate agents to register online and obtain their official Registration Certificate (Form F).

1️⃣ Getting Started

Description:
To begin, visit the official ORERA website and go to the Agent Corner section.

  • Select Register as Agent.

  • Enter your mobile number → Click Generate OTP → Verify the OTP to access the registration form.

2️⃣ Profile Details

Description:
Choose your type of entity (Individual, Trust, Government Agency, Society, Private Company, Partnership, or Proprietary Firm).

  • Enter basic details like Name, Email ID (OTP verified), Mobile Number.

  • Provide information about registration in other states (if any).

  • Upload photograph & certificate of registration in the prescribed format.

3️⃣ Agent Details

Description:
Fill in the required legal and contact details.

  • PAN Number & upload PAN card.

  • GSTIN Number & upload GST certificate.

  • Enter Registered Address (with proof such as electricity bill, bank passbook, etc.).

  • If staying in a rented property, upload the Rent Agreement.

  • Provide Correspondence Address if different from registered address.

4️⃣ Income Tax Returns (ITR)

Description:
Submit financial details for credibility.

  • Upload IT Returns of the last 3 years.

  • If ITR is not available, upload an Affidavit-cum-Declaration.

5️⃣ Board of Directors (For Trusts/Companies/Societies)

Description:
If registering as a group or company, add details of all Board Members:

  • Name, Passport-size photo, Designation, PAN, Email, Mobile, Qualification, Experience, Address.

  • Upload supporting documents.

  • Multiple directors can be added with the Add Member option.

6️⃣ Upload Additional Documents

Description:
Attach any other required legal documents, such as:

  • Certificate of Incorporation

  • Memorandum of Association (MoA)

  • Articles of Association (AoA)

  • Other approvals, if applicable

7️⃣ Preview & Declarations

Description:
Before final submission:

  • Review all entered details (Profile, Agent, IT Returns, Board Members, Documents).

  • Tick the self-declaration boxes confirming correctness of data and compliance with PMLA (2002) & Anti-Money Laundering guidelines.

8️⃣ Payment of Fees

Description:
Proceed to payment:

  • Pay registration fees online via UPI, Debit/Credit Card, or Net Banking.

  • Option to generate a GST Invoice.

  • On successful payment, download the receipt.

9️⃣ Application Review & Certificate Issue

Description:

  • After submission, the application is reviewed by ORERA officials.

  • Status can be tracked under My Applications.

  • Once approved, download the official Agent Registration Certificate (Form F) from the portal.

🔟 Post-Registration Dashboard

Description:
After registration, agents can log in to access a personal dashboard:

  • Track certificate validity & expiry.

  • View tagged projects and commissions.

  • Monitor sales metrics, legal cases, and other compliance updates.
